Just north-east of Cambridge, it’s a no-brainer for London commuters too, with the station conveniently shimmying closer to the lake. Waterbeach also knows how to keep locals busy. The newly revamped sports hall and studio host everything from five-a-side to fitness classes, while the playground and assault course are perfect for letting off steam. Tennis and squash courts are on hand too, plus the River Cam is right there for paddleboarding and wild swims. There's even a best kept secret here in the village. Tucked just up the road, Denny Abbey and the Farmland Museum is a surprisingly charming spot for a day out — with proper nostalgic vibes. Add in family fun days with live music and BBQs, and you’ve got weekends sorted. House prices in Waterbeach have an overall go for an average £417,940. Most of home sold last year were semi-detached, selling for an average price of £387,171. Terraced homes sold for an average of £363,853, with detached houses fetching £574,964. In Waterbeach, the commute to Cambridge is very short, as its just 10 minutes by train - and will be even closer as the railway station is set to move. Meanwhile the commute to London will take an hour and 30 minutes, with direct trainlines from Cambridge.
