Co-working space provider WeWork India is set to hit the public markets with its upcoming IPO launching on October 3, targeting a raise of nearly Rs 3,000 crore through an Offer for Sale (OFS). The bidding window will close on October 7, while anchor investors can participate on October 1, according to the Red Herring Prospectus (RHP). Unlike many IPOs that infuse capital into the business, WeWork India’s offering is entirely an OFS, meaning the company itself will not receive any funds from the listing. Instead, the IPO involves the sale of 4.63 crore equity shares by existing shareholders. Who Owns WeWork India? The stakeholders selling shares include Embassy Group, which currently holds approximately 76.21 per cent of WeWork India and WeWork Global owns the remaining 23.45 per cent. WeWork India was established in 2017 and operates under an exclusive licensing agreement to use the WeWork brand in India. Its promoter, the Embassy Group, is a Bengaluru-based real estate major. Operations And Growth Journey WeWork India has grown into a dominant player in India’s flexible workspace market, with operations in Bengaluru, Mumbai, Pune, Hyderabad, Gurugram, Noida, Delhi, and Chennai. The company manages over 7.7 million sq. ft. of workspace, out of which 7 million sq. ft. is currently operational. It has a seating capacity of 1.03 lakh desks and employs over 500 people. To support expansion and reduce debt, the company raised Rs 500 crore via a rights issue in January 2024. Earlier, WeWork Global had invested $100 million in 2021. Listing Details And Strategic Purpose WeWork India expects to list on the BSE and NSE on October 10. While the IPO won’t bring in fresh capital, the company aims to enhance brand visibility, provide liquidity to existing investors, and build a public market for its shares in India. WeWork India serves a broad client base, including large enterprises, startups, small businesses, and individual professionals, delivering high-quality, adaptable work environments. As of June 30, 2025, the company operated 68 centres with a total desk capacity of 114,077 across eight Indian cities. Notably, Bengaluru and Mumbai accounted for a significant share of net membership fees during the reported periods.
