With construction underway around the FlatIron Crossing Mall, the HiFi development is slated to complete its first phase in 2027, according to developers.
The HiFi development is planned to include a mix of multifamily residential units and what its developers at Macerich call “eatertainment.”
“We mostly focus on high-barrier-to-entry markets and places where we can create a community gathering place adjacent to a thriving retail center,” Jacob Knudsen, Macerich’s vice president of development, said during a media tour of the ongoing construction outside the mall. “Pindustry is our eatertainment anchor at over 40,000 square feet and two levels plus a rooftop patio that can be used year round.”
Pindustry is a restaurant and bar with duckpin bowling lanes and a vintage arcade with one location in Greenwood Village, according to its website. Knudsen said Macerich wasn’t ready to name the other restaurants slated for HiFi yet, but that he expects the combination of food, retail, residential and outdoor event spaces to help the location thrive.
“We really did see an opportunity (with HiFi) to go heavy on dining, food and beverage which really allows us to drive traffic,” he said. “The goal is not for (HiFi’s businesses) to compete, but to compliment each other and drive traffic into this thriving area.”
Knudsen said HiFi is being completed in phases, and that the first wave of openings in the “eatertainment” sphere is anticipated for 2027.
While HiFi is being constructed outside the mall, FlatIron Crossing has seen updates as well, including some repainting, interior refurbishing and some long-time tenants reinvesting into new storefronts, Kate Taggart, the mall’s general manager, said during the tour.
“To experience a true transformation with redevelopment with a partner like Macerich — we’re spoiled now,” Jennifer Hoffman, Broomfield’s city and county manager, said during the tour. “It really will serve as a blueprint for future redevelopment.”
