SEVEN HILLS, Ohio -- LSB Seven Hills LLC’s more than $100 million multi-use project on roughly 50 acres along the south side of Rockside Road includes a residential component. Medina-based Pulte Homes is planning to build The Bluffs, featuring single-family homes and townhouses with egress and entrance to Rockside Road and Crossview Road. “It’s broken down into 89 townhomes with second-floor masters, 55 townhome units are first-floor masters and then there are six single-family detached home sites,” Pulte Homes of Ohio LLC Director of Land Planning and Entitlements Keith Filipkowski said. “The detached family home sites and the master downs obviously in the townhomes cater to maybe more of an empty nester type of lifestyle living.” The price points for the housing inventory range from the mid-$400,000s for second-floor master townhomes to low $500,000s for the first-floor master townhomes and mid-to-upper $500,000s for the single-family homes. Pulte Homes of Ohio LLC, which build 650 homes annually throughout Northeast Ohio, has been continually attached to the development of the site through many different iterations over the last decade. “It’s just location, location, location,” said Filipkowski, who called the area a “feeder market” with Rockside Road office and retail space nearby. He also noted easy access to the I-77 and I-480 interchange. The Medina-based developer said it’s the same reason why they completed roughly five years ago Independence’s Chestnut Woods community. “It’s central to the Cleveland area and a stone’s throw away from downtown Cleveland,” he said. “There’s just a lot about this Seven Hills development geographically, including the site itself sitting on the hillside where you get spectacular views of downtown. “We obviously have a few different layers of product offerings here that we feel will be well-received by multiple demographics. There are a lot of people who want to move into the area, so we’re excited about it.” Currently, LSB Seven Hills LLC is in the early stages of adding pavement and utilities before groundbreaking can begin. “As soon as we get that pavement down, we’re hoping for this year, we’d like to start our first two models,” he said. “With any luck, that will happen before we go through the winter months. “Then we’ll be in a position to have those models ready in the spring, get landscaped green and mean and set out to sell.”
