Plan for 32 new homes in 'major development' on Rhyl seafront

A housing association plans to build over 30 new homes in Rhyl as part of what is considered a “major development” in the town. Clwyd Alyn Housing Association has applied to Denbighshire Council's planning department, seeking to build 32 homes, including affordable housing. The St Asaph-based housing association says the plans for the land at West Parade, Sydenham Avenue, and Sandringham Avenue, include new vehicular accesses, parking, and landscaping. The 0.72-hectare site is described in the application as “informal open space”. A planning statement reads: “The application site is allocated within the LDP (local development plan) for housing and falls within the development boundary of Rhyl, which is defined as a Lower Growth Town within the LDP, and therefore expected to contribute to meeting the identified local housing need of the area. North Wales Live newsletter sent twice daily to your inbox. “It is considered that the proposal represents a positive contribution towards sustainable development within Rhyl and an opportunity to contribute to the market housing needs of the area, including the provision of four affordable houses.” A pre-application consultation report was included as part of the application. Clwyd Alyn received three letters from concerned residents and a business owner, a local chip shop, who raised concerns about noise and dust. Other residents, including those living near Marlborough Grove, worried about potential pollution from large machinery and reduced property value. According to the report, the concerns have led to calls for a public meeting to discuss issues. The plans will likely be debated at a future Denbighshire planning committee meeting at the council’s Ruthin County Hall HQ. Public notices in your area
