"I injured my back, and by my mid-20s, I wasn't playing competitively anymore," he says. "I saw a little coupon for real estate training classes, decided to give it a shot, and ended up loving it." That spontaneous decision led to a lifelong passion that would span decades and countless deals.His early days in the business were a far cry from today's tech-driven landscape. "Back then, there was no internet. We had thick multiple listing books that came out once a month," he says. "It was 1980, interest rates were high, and success depended more on persistence than proficiency. So, I'd go out wearing my training jacket, walking on the streets, and knocking on doors." This dedication carried him through new home sales, lending, consulting, and eventually franchise ownership, each stage adding another layer to his expertise.At Net Gains Real Estate, Flint has taken all those lessons and turned them into a business model that puts clients' interests first. His brokerage utilizes a set-fee model, charging a set commission rather than a fixed percentage, designed to help clients save money. "It does run against the traditional structure," he says. "But the clients can benefit in many ways here, and that is very gratifying."That sense of value comes from his principles. "Over-delivering and integrity are at the very top for me," he says. "I've had situations where I could have made a lot more money by cutting corners, but that's not who I am. People say I'm honest to a fault, and I sleep well at night because of it."Now based in Temecula, California, Flint is looking to establish deeper roots in a new market while continuing to serve clients across Southern California. With his Senior Real Estate Specialist certification, as well as his mortgage license, he is well-versed in multiple aspects of today's real estate needs. "It works really well with what I do because I can walk clients through every step, making sure they understand everything."Temecula and the South Riverside County area represent a new chapter for Flint, one he approaches with the same enthusiasm that fueled his early days. "I'm helping clients all over. I don't just focus on one area because people need guidance everywhere," he explains. His independent status gives him the freedom to tailor marketing and compensation plans, ensuring flexibility and transparency in every transaction."People today are great at marketing," he says. "But what I bring is experience. I've seen nearly everything and know how to guide people through any kind of market." Over the decades, Flint has watched the real estate industry evolve from door-to-door outreach to digital domination. Yet, through all the change, he advocates that what truly endures is authenticity."People don't really know what real estate agents go through, or how much they do behind the scenes," he reflects. "I've really seen it all, and I've been encouraged to write a book about it someday."
