CASE#: BZAV-9-25-042 Variance request for the removal of two grand trees (20" DBH pecan and 34" DBH pecan) for the proposed construction of the James Island Arts and Community Center in the Residential Office (OR) Zoning District at 1129 Hillman Road - Town of James Island (TMS #428-03-00-062). CASE#: BZAV-10-25-044 Variance request for an increase in maximum accessory structure height allowance (maximum allowed is 25') of 5' to 30' for a detached accessory structure (treehouse) in the Low-Density Suburban Residential (RSL) Zoning District at 1038 Windward Rd. - Town of James Island (TMS #452-01-00-137). CASE#: BZAV-9-25-043 Variance request for the placement of an existing accessory structure in front of the principal structure in the Low-Density Suburban Residential (RSL) Zoning District at 1353 Harbor View Rd. - Town of James Island (TMS #424-07-00-025). The James Island Town Council will hold a Public Hearing for proposed amendments to the Zoning and Land Development Regulations (ZLDR) including adding definitions for accessory dwelling units (ADUs) and nonconforming registered accessory dwelling units, and adding wording to allow for nonconforming registered accessory dwelling units, with conditions and requirements. The Public Hearing will be held on Thursday, November 20, 2025, at 7:00pm at Town Hall, 1122 Dills Bluff Road, James Island, SC (843) 795-4141.
