COLUMBIA — A large covered porch, an expansive outdoor entertainment area, and sweeping views of Lake Murray from both inside and out — those are just some of the amenities offered by 118 Signal Lane, an Irmo home which recently hit the market for $2.7 million. The five-bedroom Richland County home was built in 2005 and offers 5,319 square feet of living space in addition to 131 feet of frontage on Lake Murray. The brick residence features hardwood floors as well as a living area with a fireplace, a vaulted ceiling, a wet bar and massive arched windows looking out on the lake. The 4,047-square-foot ranch home at 6137 Eastshore Road in the Forest Lake subdivision closed Oct. 1. Built in 1958, the home sits on a 1.02-acre lot, according to an archived listing, and includes wrought iron fencing with brick pillars on either side of the driveway, as well as a pool and a dock on the lake. The home includes a two-car garage, a built-in speaker system, and a lower level with a full bath and exterior access with the potential to become a second primary bedroom or guest suite. It’s but one facet of the five-bedroom home, which recently hit the market with a list price of $1.28 million. Built in 1999, the 3,547-square-foot residence includes a kitchen with quartz countertops, a reverse osmosis system connected to the sink, refrigerator and pot filler, and a water softener. The residence also features a theater room, a media or flex room, a detached garage and a walk-out basement. Positive signs for Columbia retail The Columbia retail sector continues to outpace national trends, with a vacancy rate that dipped to 3.1 percent in the third quarter of 2025 and robust rent growth, according to a market report issued by the commercial real estate firm NAI Columbia. The vacancy rate in Columbia, which has been falling steadily over the past year, well outperformed the national rate of 4.9 percent in the third quarter. Retail rent growth in Columbia has also outshone the nation at large, with asking rents growing 1.8 percent over the past 12 months. Rents in the Midlands average roughly $16 per square foot, making space in the capital region more affordable than nearby metros such as Charleston or Charlotte. Rents in the highest-end submarkets, such as downtown Columbia, Forest Acres and Dutch Fork/Irmo, have approached the mid-to-high $20s per square foot, with some long-term leases from credit tenants doubling that. Starbucks’ 10-year lease on a newly built location in Forest Acres started at $72.80 per square foot in April, according to NAI Columbia. With only 137,519 square feet of retail space under construction, supply will remain limited, but retail has held investor interest better than some other asset classes. “While it may not yet be showing up in the data, anecdotally it feels like there are more new construction projects working through the entitlement process now than there have been in recent memory,” said Bobby Balboni, NAI Columbia broker. “Demand in the Midlands remains strong despite wavering consumer confidence at a macroeconomic level.” Colliers facilitates hair salon lease Mary Winter Teaster and Sydney Lanham of the Columbia office of the commercial real estate firm Colliers South Carolina recently represented the landlord in the lease of 1556 Sunnyside Drive in Columbia to Salon on Sunnyside. Salon on Sunnyside is set to open in November 2025, bringing a new salon and color studio to Forest Acres near the Richland Mall redevelopment. “This was a quick transaction — the lease was executed just 24 days after going to market,” Teaster said. “Forest Acres continues to be a hot spot for local businesses, and you can’t beat the location with excellent visibility, access and proximity to shopping and dining.” Teaster and Lanham are specialists in office brokerage, focusing on local small businesses, women-owned enterprises and nonprofits. They represent both tenants and landlords, successfully completing transactions throughout the Midlands.
