Della Townships has signed an exclusive partnership with MAYRLIFE Austria to bring European Mayr-based medical wellness to India, marking the Austrian brand’s first international expansion. The partnership will integrate MAYRLIFE’s medical wellness model into Della’s “Salutogenic Integrated Townships” across multiple Indian cities. Jimmy Mistry, Founder and CMD of Della Townships, revealed the company has already pre-launched five townships valued at ₹5,800 crore, with a pipeline of 16 more projects targeting ₹20,000 crore in real estate value. The wellness-themed townships will be established in Nagpur, Goa, Thane and Ranthambore initially, followed by six more cities planned across India this year. Mistry indicated Guwahati and Tirupati are among the locations under consideration, with township sizes ranging from 600 to 1,400 acres in value. Dieter Resch, CEO of MAYRLIFE, said “The MAYRLIFE Health Concept combines cutting-edge longevity medicine with a uniquely personalised nutritional strategy and treatment plans.” He emphasized the focus on gut health, food intolerances and individualised treatment programs, noting “70 per cent of health is epigenetics—what you eat, how you eat, how you behave.” Each Della Township comprises branded residences, luxury private villas, five-star resorts, extreme adventure parks, destination wedding venues, corporate and MICE venues, restaurants and bars, senior living hubs, luxury destination outlet malls and medical wellness pavilions. Della has also launched India’s first luxury outlet mall chain, partnering with global brands, including Dolce & Gabbana Casa, Bugatti Home and Trussardi Casa through Luxury Living Group. Mistry announced collaborations with approximately 10 brands initially, targeting 50 brands within the next few months. Mistry outlined plans to collaborate with IIT on algae pond research. “We’re working on doing something with one of the finest institutions in India, which is IIT, and work on algae ponds,” he said. “Algae generates 70 per cent more oxygen than plants ever will, consumes more carbon dioxide. We are talking of carbon neutral environments.” The company plans 18 months of research on vertical hydroponics with algae. The medical wellness facilities will initially bring Austrian experts to India, with plans to train Indian professionals in Austria. “Our aim is to guarantee the high quality of our processes,” Resch said. “Our aim is also from the beginning to educate Indian professionals in Austria and bring them back here to operate this.” Mistry emphasized the company’s asset-light model, comparing it to Airbnb or Uber, and stated intentions to potentially expand to 40 townships across India over the next five years. The company also focuses on sustainability, employing locals and adopting schools in township areas, with 260 students currently studying at a Della Zilla Parishad school.
