Chennai’s residential market shows signs of positive growth

Chennai’s residential market saw a robust 33% year-on-year growth in sales during the third quarter of 2025, with over 6,010 housing units sold – registering the highest annual increase among all top cities.

Kolkata was the only other city to register an annual growth in sales – of modest 4% while all other cities recorded a decline, according to details shared by ANAROCK Group.

“On a quarter-on-quarter basis, sales surged by more than 6% in the city. Interestingly, in the first nine months of 2025, the city witnessed total sales of 15,720 units, while last year the city saw sales of approximately 15,040 units, thereby growing by 5%,” Anuj Puri, Chairman of the ANAROCK Group said.

The growth in residential sales during the quarter, and also the year, can be largely attributed to the healthy influx of new project launches and fairly stable prices in comparison to many of its counterparts. With over 6,395 housing units launched, Chennai recorded a 38% yearly jump in new launches in Q3 2025 alone. During the first nine months of 2025, the city saw new additions of approximately 19,675 units. Back in same period in 2024, the city witnessed a total new supply of around 17,090 units, a 15% growth. Majority of the new supply that was added was on the mid, upper-mid and luxury category priced from ₹40 lakh to ₹2.5 crore.

In terms of average residential prices, while cities like NCR and Bengaluru recorded high growth of 24% and 10%, respectively, Chennai witnessed 5% yearly growth in Q3 2025 – from ₹6,680 per sq. ft. in Q3 2024 to ₹7,010 per sq. ft. in Q3 2025.

“Thus, keeping prices under check has also helped demand not taper down here unlike many other cities. Continuous infrastructure upgrades and an improving office market, especially thanks to the growing demand by GCCs, are the key driving factors attracting homebuyers’ interest in Chennai,” Mr. Puri said.
