Chennai’s branded residence project Taj Sky View Hotels and Residences sees strong buyer interest

Taj Sky View Hotels and Residences, a branded residence project by real estate major Ampa Group and Indian Hotels Company in Chennai, has reported brisk buyer interest for the project with over 60 per cent of units booked ahead of schedule. Ampa Palaniappan, Chairman & Managing Director, Ampa Group, said in a media interaction that the project, launched in July 2023, is in “advanced stage of completion,” and on track for top-out by March 2026 with just about 10 slabs to complete. The company plans to hand over the property to Taj for their management by December 2027. Out of the 123 residences, there are only around 53 left to sell, and in case of the offices over 90 per cent is already signed up, Palaniappan said. Arun Bharathi Arunachalam, Founder & Managing Director, Bharathi Meraki, and Development Management Partner for Taj Sky View Hotel & Residences, said that the penetration of branded residences may be currently low in India but it is growing and catching on among buyers. “Taj Sky View is the first such project in Chennai. The pull of the Taj brand is strong and in case of branded residences, the level of services and the comfort equivalent to a 5-star hotel ensures that the value of the investment does not depreciate,” he added. Bharathi adds that tier 2 cities are also emerging as good destinations for branded residence projects. Taj Sky View Hotels and Residences is an ₹850 crore project (without the land) coming up on a 3.5-acre site on Nelson Manickam Road in the central part of Chennai. It will comprise a luxury hotel with 253 keys, 123 Taj-branded residences, and 36 branded boutique offices. Addressing queries on the busy location of the project, Palaniappan said that the traffic situation in the road is not as bad as it is made out to be and said that the Chennai Port to Maduravoyal expressway project will further ease things. “No project in Chennai can equal the luxury of this project once completed. It will help make the location a luxurious one,” he said. Currently prices of the residential units are at around ₹26,500 per square feet, roughly a 20-30 per cent premium compared to other projects on the road. This is set to rise come November 15, the spokespersons said. The project has now entered its next phase of structural and interior works, with completion targeted for December 2027. Buyer sentiment continues to be driven by the project’s prime location, brand association with IHCL and integration of 5-star residential amenities curated by the Taj team, the companies say. As for the profile of current buyers, Bharathi said they range from HNIs from the city buying it for own use, national and international buyers looking at it as investment and others. Launched over six decades ago, the Ampa Group has a portfolio of commercial officers, malls, residences and others.
