A dense downtown for Kirkwood
A developer has filed plans to build 60 apartments on a prominent corner in Kirkwood’s business district, further amplifying the suburb’s dense downtown, my colleague Nassim Benchaabane reports.
TriStar Properties is the latest developer to vie for the Kirkwood Road and Adams Avenue corner since Commerce Bank left around 2020.
It appears the local developer may have the support it needs on City Council.
St. Charles County eyes 500 new homes
More than 200 acres of farmland west of Lake Saint Louis could become a 470-home subdivision, according to my colleague Ethan Colbert.
If approved, Trailside Farms would be the fifth subdivision built or under construction since December 2023 along a two-mile stretch of Highway N west of Lake Saint Louis in rural St. Charles County. County Executive Steve Ehlmann calls it the “fastest growing area” in the county.
The plan includes community gardens, outdoor skating rink, a playground and historic markers for three barns. Most of the amenities are planned along the southside of the property and would be open to residents of the neighborhood.
On deadline with few options
St. Louis County is searching for space to lease while it decides what to do for the future of its headquarters, my colleague Kelsey Landis reports.
County officials have known for years that they need to either build a new headquarters or retrofit their longtime home on South Central Avenue to bring it up to date with the local fire code. But with the 2028 deadline looming, officials now say they have little time and few options.
A comparable space would cost roughly $580,000 per year for rent, which doesn’t include improvements, utilities, insurance and other typical costs. The county already has a $40 million deficit.

Reporter’s Notebook
By the numbers: City Foundry STL, the Midtown entertainment venue, reported a nearly 6% increase in sales in the second quarter compared to the same period last year. Sales dollars collected from the City Foundry community improvement district reached $14.9 million, according to a release.
Local acquisition: Downtown St. Louis-based Arcturis architecture firm has acquired Atlanta design studio Square Feet Studio. The Atlanta firm will operate under the name Arcturis | Square Feet Studio, and both companies will retain their leadership, according to a release.
Increasing Black homeownership: Local real estate association St. Louis Realtors released a new report outlining how to increase the rate of Black homeownership. The 75-page report includes a history of racist practices that kept many African Americans from buying homes, as well as steps organizations can take to increase the number of homeowners today. The report comes a few years after the organization issued a public apology for its role in discriminatory housing practices. Read the full report here.
