BOLINGBROOK, IL — A new subdivision will begin construction after the Village of Bolingbrook approved a preliminary development plan at its Sept. 9 meeting.
According to Board documents, the subdivision, called Grand Village, will be located at the southeast corner of Rodeo Drive and Essington Road.
The proposal comes from Lincoln Property Company, which will invest $100 million in the 75 acres adjacent to the Bolingbrook Golf Club, developers said.
The subdivision will include 228 single-family rental homes, according to Board documents. On Sept. 9, the Village Board also approved numerous variance requests, including those related to garages, density, roadway width, number of trees and more.
“Securing this investment in Bolingbrook is a win for residents, the local economy, and the entire community. We’re excited that our Village will be at the forefront of offering residents this innovative solution in the region’s housing market. This is another testament we have the right long-term vision for growth, and we will remain focused on meeting the evolving needs of residents and fostering a thriving local community that provides a high quality of life,” said Mayor Mary Alexander-Basta.
Developers said the professional-managed clubhouse community will feature a mix of single-family homes, ranging in size and number of bedrooms. Each home will have a two-car garage. There will be a mix of ranch-style homes and two-story homes.
“We are excited to invest in Bolingbrook and build the Grand Village, which will provide an alternative single-family housing option that offers maintenance-free living in an amenity-rich environment,” said Bryan Farquhar, senior vice president of Lincoln Property Company. “Bolingbrook is a sought-after community that has seen a tremendous amount of growth, and we are grateful for the opportunity to introduce this unique single-family solution that addresses unmet regional demand for this style of living at this great location.”
There will also be a 5,500-square-foot clubhouse at the center of the community. The clubhouse will have an outdoor pool, fitness center, sport courts, outdoor kitchen and grilling area, and a fenced dog park and grooming area.
“Preferences regarding homeownership are evolving, and we believe that the Grand Village will strengthen Bolingbrook by providing residents with an upscale rental alternative through a professionally managed community, exclusively offering single-family, maintenance-free living that provides a suite of amenities and services,” said Farquhar. “This underutilized land adjacent to the golf course, is an ideal location that allows us to integrate walking trails and connectivity to the existing neighborhood, providing residents with the best of living in Bolingbrook without the maintenance obligations and unpredictable expenses of property ownership.”
The development will also include an eight-foot walking trail system. To complement the nearby Bolingbrook Golf Club, a dedicated golf cart access path has been incorporated into the community’s design at the northeast corner of the site, developers said.
