A scout hut in Walsall built before World War One sells for more than six times its guide price at auction

The former 4th Darlaston Scout Hut on Victoria Road in Darlaston, in Walsall, thought to have been built before the First World War, had a guide price* of £25,000+. But it was sold on behalf of Walsall Council for £157,000 during Bond Wolfe’s latest auction. It is one of six unusual properties in the West Midlands that went under the hammer in October, raising more than £21.6 million. Another spectacular early sale was for a site of woodland at Parish Poles on Widney Lane in Solihull which had a guide price of just £5,000+ but was sold for an impressive £118,000. These were just one of 132 lots sold from 158 offered on Thursday 23 October, an 84% success rate that raised more than £21.6 million. The auction was preceded by 1,084,318 website page views, with 30,375 video tours watched and 28,569 legal packs downloaded by 1,332 registered bidders. Gurpreet Bassi, chief executive of Bond Wolfe, said: “When we auction unusual properties, there is often a conservative guide price because it is difficult to estimate what the market will pay. “The prices we raised for a very old Scout hut and a site of woodland just shows the value of our auctions, as they attract hundreds of bidders from near and far who are sometimes prepared to pay premium prices for such intriguing properties.” A grand total of £21,617,650 was raised in the October auction, which means that Bond Wolfe has now raised a total of £156,499,357 from its six auctions in 2025. Mr Bassi added: “Our strong and consistent results in an increasingly competitive market demonstrate that now is the perfect time to sell by auction. “Whether you are bringing a single asset or a wider portfolio to market, we deliver exceptional exposure, committed buyers, and efficient results.” Other properties that sold well in the auction included a three-bedroomed, detached house at 21 Meadow Road, in Catshill, Bromsgrove, which had a guide price of £125,000+ but sold for £278,000 despite the need for modernisation. Meanwhile, a two-bedroomed, end-terraced house at 78 Prince of Wales Lane in Kings Heath with a guide price of £95,000+ was sold for £165,000. Just north of the city, approximately 681.85 square metres of freehold land on Beechcroft Road in Castle Bromwich, which may be suitable for development, was sold on behalf of Solihull Metropolitan Borough Council for £250,000 from a guide price of £100,000+. And the hammer came down at £281,000 for a vacant suite of offices at 47-50 Hockley Hill, on the edge of Birmingham’s Jewellery Quarter, which had been listed with a guide price of £137,000+.
