Property prices are literally going through the roof in Calpe– and we mean it. The higher you go, the more you pay. This coastal town’s hybrid growth model – a mix of scattered villas, townhouses, and soaring apartment blocks – is seeing prices climb with dizzying speed. Penthouse apartments are now rivaling luxury villas, and the view, of course, is the ultimate indulgence.
In the latest developments hugging the Les Salines wetland, the pattern is crystal clear: floor by floor, prices rise. From the 13th floor up, apartments break the €1 million mark. These are, without question, high-end homes with high-end views. The three new towers at the northern edge of Les Salines – a project that had local ecologists from ACEC (Calp Cultural and Ecological Association) up in arms just months ago – perfectly illustrate this upward trend. Built by Marina Alta developer VAPF, these penthouses are a business with no ceiling.
On this development, the cheapest apartment is on the first floor, priced at €587,000 for 274 m² with two bedrooms. By the third floor, 318 m² goes for €767,000. A 348 m² home on the seventh floor jumps to €904,000, and the million-euro threshold is crossed on floor 13, where a 345 m² apartment reaches €1,018,000. The 15th and 16th floor duplexes – the very tops of the towers – are truly sky-high: 529 m² costs €1.6 million, and 552 m² hits €1.7 million, complete with private pools, solariums, and expansive terraces.

Calpe is expanding in leaps and bounds. Prime land along the seafront is all but gone, with cranes and new developments now encircling Les Salines. Developers are highlighting luxury apartments’ sweeping views of the wetland, the iconic Penyal d’Ifac, and the Mediterranean.
Local ecologists, however, warn that a “belt of towers” is slowly hemming in Les Salines – a lagoon rich in birdlife, home to 173 species, with flamingos being the star attraction.
