If you love the idea of walking to a pristine beach, having a swim and then maybe spending the afternoon golfing and then strolling down to a harbour area for a meal or a pint at a pub with friends, then this house might be perfect if you have a hefty budget. Palmyra is a unique and stunning new build property, finished to an impeccable standard and boasting the latest in energy performance technology, including a Tesla battery and air conditioning and spacious accommodation with four bedrooms and four bathrooms spread over an impressive 2,880 square feet. But if you had wandered down this quiet coastal lane that nestles between Abersoch Golf Club and Abersoch Beach just a few years ago you would have had a completely different experience as hiding behind a high hedge was a smaller period bungalow. READ MORE: Gorgeous Georgian home with ancient castle as a neighbour that’s less than £1m YOU MIGHT ALSO LIKE: Man ‘couldn’t resist’ buying pretty chapel but is now forced to sell Why this older house was probably always going to end up in a fleet of skips is because of the prime location – one of the most exclusive in Wales, and the size of the plot the now forgotten property once sat on. Just along the coast and overlooking Abersoch beach is Benar Headland, where properties sell for millions – in the rare instance that one of them is actually on the market. This rocky outcrop has been described by estate agents in the area as the Welsh equivalent of Dorset’s Sandbanks, arguably England’s most expensive coastal area. But for buyers that don’t have around £2.5m to £3m to spend there are ‘cheaper’ areas that can still boast a coast address and Palmyra is arguably one of them. A yummy sandwich of golf and beach accessed via the sand dunes makes the location an enviable place to call home, with a few minutes walk to sink your toes into warm, golden sand and refreshing ocean waves or tee-off to try and work on your golf handicap. Abersoch Beach itself is a stretch of golden sand that has the marina at one end and is backed by just a handful of substantial, detached homes that rarely come onto the market. The last property to sell within this small and exclusive seaside spot was the nearby Hulish, which Rightmove states and using data from the Land Registry, sold in October, 2024, for £1,942,500. According to Rightmove, house prices in Abersoch overall have an average of £588,900 over the last year due to the majority of properties sold being much cheaper terraced homes, selling for an average price of £301,800. In the last year, semi-detached properties fetched £655,000 and, as expected, detached houses sold for an average of £931,250, with any beachside abode commanding a substantially higher sum. There’s plenty to tempt you through the front door and gates of this substantial new build, from crabbing to taking boat trips to see visiting dolphins and seals, a day trip to St Tudwal’s Islands or just relaxing with a drink by the water. If food and drink is the reason for the village destination, there’s plenty to choose from, including The Potted Lobster, The Cove, The Dining Room, Soch, and Nwdl, as well as a beach cafe, a pizzeria, a choice of pubs including St Tudwals Inn, Deli Thai and a bakery. When you arrive at Palmaya and the electric gates close behind you it feels like you’ve entered a peaceful pocket of luxury wrapped in coast, sand dune and golf course views and visited by fresh sea breezes that fill the lungs with nature’s champagne. The house itself might take your breath away too. It mixes exposed stone façade with contemporary cladding plus white rendering at the rear, and at the front impresses with two imposing wings with the front door nestled in the centre. When you enter the property, you are welcomed by a double-height atrium bathed in light from two substantial skylights. To the left, there’s a dedicated boot room provides ample storage for all coats and shoes and to the right and at the rear of the house are four bedrooms on this ground level because when you located in a prime coastal spot it makes the most sense to design a new house in an upside down layout to make the most of the views from a more elevated position. The ground floor offers four spacious double bedrooms each with its own ensuite shower rooms but also a set of French doors out to the garden – either front or back – so once you’re awake wandering out into the sunshine and being embraced by sea breezes is effortless. There is also access to the rear garden from the central hallway that runs from the front to the back of the property that is also home to the bespoke, statement staircase that looks almost like a piece of modern sculpture, combining wood, glass and metal within its robust design. The first floor briefly consists of an open-plan kitchen and dining room, along with a separate lounge. The expansive kitchen and dining area stretches an impressive 10 metres and boasts dual aspect balconies, providing a seamless connection to the outdoors so there’s always the choice of views for entertaining, alfresco dining or relaxing with a book or diving into the WalesOnline property section . The balcony at the front probably wins the outdoor area competition due to its sea view but also the fact that it’s got an overhanging roof so even in bad weather – as long as the rain is coming down fairly straight and not being blown sideways, it’s a space that can be visited and enjoyed. Three-pane sliding doors lead to each balcony, framing the stunning countryside views on either side of the property so even when you’re indoors the views are the dominant feature. However, the high-spec kitchen is pretty special too and comes fully fitted with integrated appliances including a fridge/freezer, dishwasher, oven and hob, and even a wine fridge. The construction of built-in bonket seating for dining is genius, avoiding unnecessary clutter of a dining table and chairs at this kitchen end of the space. Another very inviting area for gathering or relaxing in peace is the adjacent lounge, which can also boast a balcony but also a cosy space to get comfortable when the temperature drops thanks to the multi-fuel log burner nestled within an exposed stone chimney breast. At the back of the property, there’s a private garden featuring a charming oak-framed outbuilding which houses a double garage, accessible across the lawn thanks to mesh technology. There’s also a dedicated plant room, an extra shower room and a purpose-built utility room. Maybe, if planning allows and a new owner is keen, this extra building could become an annexe for another member of the family or a holiday let when you think about the special location and how tourists flock to the coast almost all year round. The property is securely enclosed and accessed via an electric gate. Plenty of parking space is available for multiple vehicles at the front of the property, with a boat shelter to the side and an outdoor shower equipped with hot water so even the saltiest of surfers can sort themselves out before getting this pristine house in a prime location grubby.
