Boston's South Station Tower finally opens its doors

The $1.5 billion project has been in the works since 1998.
After more than two decades, the South Station Tower — all 51 stories of it — is finally complete.
“The project represents a forward-thinking approach to urban development, integrating premier commercial and residential space with critical public infrastructure,” Hines, a Texas-based real estate development company, said in a release Thursday.
The 690-foot-tall, mixed-use tower holds office spaces, as well as 16 floors that host 166 luxury condos managed by The Ritz Carlton, according to Hines.
Three tenants are set to move-in to the tower’s office spaces: law firm Jones Day, insurance firm FM, and financial services company Citadel.
Pricing for the Ritz-Carlton residence begins at $1.3 million, with duplex penthouse units ranging from $8.6 million to $15 million.
The tower’s 11th floor is home to an almost one-acre “Sky Park,” 120 feet above the city, with pet-friendly zones, grilling stations, and gardens.
Its 36th floor features a fitness center, a 75-foot-long pool, and an immersive sports simulator.
The $1.5 billion project also increased the South Station bus terminal’s capacity by 50%.
“The city’s been talking about this since the ‘70s,” Graham Banks, a partner at architecture firm Pelli Clarke & Partners which designed the mixed-use skyscraper, told The Boston Globe. “We do huge projects all over the world. I can’t think of one that’s been this complicated.”
The tower has been in the works for years, with progress hindered by worldwide events and safety concerns.
Construction was originally slated to begin in 2008, but paused because of the Great Recession. Another failed start occurred in 2020, when the COVID-19 pandemic halted efforts just weeks into construction.
Construction was also paused in 2024 after a fire broke out on the ninth floor and a steel beam fell off an upper floor of the tower.
“We’ve come full circle to a moment where we have made it through all of these challenges, and we are opening what we believe is the best new building in Boston,” Sarah Hawkins, who leads Hines’ East Coast office, told the Globe.
