Private office space up for grabs at Clemson’s research campus in Greenville

GREENVILLE — Office space is up for lease on Clemson University’s research campus off Interstate 85.

The roughly 13,400 square-foot space occupies the first floor and comes fully furnished, with a host of amenities in the building.

Taylor Allen, a vice president with Colliers, said they’re looking for tenants that could fit well with the mission of the campus, which hosts the university’s International Center for Automotive Research.

ICAR hosts more than 200 students pursuing master’s or doctoral degrees in automotive engineering. They’re looking for a tenant that fits the ICAR mission, whether that’s in automotive, tech, mobility or energy, Allen said. Other tenants besides Clemson occupy the building, including third parties.

“It really has expanded beyond the automotive arena, if you will, and just has become a first-class research park,” Allen said.

The office, situated in a LEED silver-certified building, sits off Laurens Road south of Interstate 85. It was built in 2016 and features a tenant lounge and cafe, fitness center, outdoor landscaped park, rooftop terrace, courtyard, patio, and on-site public transit via Greenlink and Tiger Transit.

Allen said they’ve had good activity and leads on the property but would like to talk with anyone else who’s interested in ICAR. A separate flex building was recently completed, and a new 100,000 square-foot building is in the works.

In 2024, Greenville County Council granted two companies tax breaks for investing nearly $50 million total near the ICAR campus.
