Empty nesters looking to sell large family houses and move into apartments don’t necessarily want smaller floorplates, Temlett advises; they just want liveable, more functional, well-designed space. That could be two, three, or four bedrooms, plus a second living area, and often features good entertainment areas with views or a green, leafy outlook.
They’re often cash buyers, unaffected by interest rate moves, but they demand excellent fixtures and fittings, developers and builders with a track record who’ve invested in their brands. They are willing to pay top dollar for products that fit the bill.
Among new offerings under construction in Melbourne is Como Toorak, designed by architects Jolson, comprising 16 luxury apartments spread across three levels, including two penthouses with rooftop gardens. Developed by Prime Edition, they’re priced from $3.75 million for two bedrooms to $21.95 million for a four-bedroom penthouse.
“It’s a unique development, exceptionally located, with the Royal Tennis Club on one boundary and Como Park on the other,” says Christie’s International Real Estate agent Sean Cussell.
