New York-based Italian eatery and bar coming to N.J.’s $500M mall redevelopment

Felice, a New York-based Tuscan-inspired Italian restaurant and wine bar, plans to join the dining options at $500 million Monmouth Square redevelopment.
The new Felice location at the former Monmouth Mall in Eatontown will mark the brand’s first New Jersey restaurant, Kushner Companies officials said last week.
The 4,500-square-foot restaurant will occupy a prominent space in the central town square of the development, Kushner Companies officials said.
“This is a brand with deep New York roots, a loyal following, and a reputation for excellence. Their decision to open their first New Jersey outpost here reflects the caliber of this project and the unique opportunity Monmouth Square presents to create a dining and lifestyle destination that rivals the best in the region,” Nicole Kushner Meyer, president of Kushner Companies, said in a statement.
Felice will join other dining tenants at Monmouth Square including Cava, Prince Street Pizza, and Van Leeuwen Ice Cream, alongside premier retail operators such as Whole Foods Market and Arhaus.
The additions are part of Kushner Companies’ plan to make the property a culinary and lifestyle destination for Eatontown and the broader Monmouth County area.
The redevelopment project also aims to create a modern, walkable community with a mix of retail, dining, entertainment, and residential options, revitalizing the former mall site into a dynamic town center.
“We’re very intentional about where we grow, and Eatontown stood out as the perfect neighborhood to bring our restaurant,” Jacopo Giustiniani, partner with SA Hospitality Group, which operates Felice, said in a statement. “It has the right energy, community, and character and feels like a natural fit.”
